Managing a rental property involves much more than finding a tenant. At Ray White New Era Property Management, we provide a complete property management service to take care of the everyday details of your rental property.

If you only need help finding and securing a tenant, we can also assist with one-off leasing. You can choose how involved you want to be, while our property manager handles the areas you would prefer to leave to us.
We believe strong relationships with both landlords and tenants are an important part of good property management. Clear communication and reliable service help us look after your rental property while keeping your interests at the forefront.

Get in touch with Ray White New Era Property Management today to arrange a rental appraisal and find out how we can help manage your investment property.Tell us the address, property type, bedrooms, bathrooms, parking, condition and any work planned before letting. We can then discuss current comparable rental evidence and how features and presentation affect the likely rental range. Asking rents are one reference point and do not guarantee an achieved rent.
For context, Tenancy Services recorded a median of $565 per week for three-bedroom houses in Mairehau across 258 active bonds for 1 March to 31 August 2026. This is a dated area-wide reference, not a quote or a rental appraisal for your property. The tool updates monthly; select the relevant suburb, property type and bedrooms, and check the reporting period and number of bonds.
Compare that context with the condition, layout, heating, parking and current competing homes. Advertised asking rents and bond-based figures measure different things. Ask your property manager to explain which comparisons support the proposed range and what the home may need before it is let.
An appraisal is evidence for a discussion, not an automatic rent increase. For ordinary residential tenancies, increases generally cannot take effect within 12 months of the tenancy starting or the last increase, and at least 60 days’ written notice is required. A fixed-term agreement must also allow an increase. Exceptions can apply, so check the actual agreement and current Tenancy Services guidance before acting.
An appraisal is separate from appointing a property manager. Before signing, review the written management agreement, inclusions, fees and additional charges, inspection and reporting arrangements, owner payments and repair authority. If you are moving from another manager, read how to start the changeover conversation.
