Moving In

A little preparation makes moving day easier and gives you a clear record of the home from the start. If your application for a New Era rental has been accepted, confirm the arrangements for your particular tenancy with the property manager before booking the final details of your move.

Before moving day

  • Read the tenancy agreement and property statements. Ask about anything you do not understand before signing.
  • Confirm the tenancy start date, rent and bond arrangements, payment reference and when and where keys can be collected.
  • Arrange utilities and internet that are your responsibility, and check access arrangements for deliveries or shared areas.
  • Keep your agreement, payment records and property manager’s contact details together.

Follow the instructions for your own tenancy rather than assume another property’s key collection or payment arrangements apply. If your plans change, contact the property manager promptly. If you are still looking for a home, start with available rentals and our application instructions.

Check the starting condition record

Read the initial inspection or condition report carefully and compare it with the property. Note existing marks, damage, missing items and anything that does not work. Take clear dated photographs where useful and tell your property manager promptly about corrections or concerns. Keep copies of your messages and the agreed record.

Check supplied appliances, keys, remotes and other items listed with the tenancy. Ask how unfamiliar equipment operates, including heating and extractor fans. Report a security problem or a fault rather than attempt work that needs permission or a qualified tradesperson. Tenancy Services explains the initial property inspection and why a clear starting record matters.

Know how to get help

For routine problems, use New Era’s repairs and maintenance page. Give the property address, a clear description and photos if safe to take. Explain when the problem started and whether it is getting worse.

For urgent or after-hours maintenance, phone Alysha Kinnaird on 021 778 020. Do not rely on an online form for urgent help. If there is an immediate threat to life or safety, contact the emergency services.

Settle into the home

Keep rent payment details handy and contact the team early if a payment problem arises. Use ventilation and heating equipment as intended, and report persistent dampness, leaks or faulty equipment. Before bringing in a new pet or making changes to the home, discuss consent with your property manager.

Our tenant information and Ray White guide provides more help during the tenancy. When it is time to leave, use the moving-out checklist. For questions about your move, call the New Era office on 03 386 0311.
