Moving Out

Planning your move early gives you time to confirm the tenancy ending, organise the property and settle the handover arrangements. Start with your agreement and speak with your property manager before relying on a particular move-out date.

Confirm how your tenancy will end

Fixed-term and periodic tenancies have different rules. Leaving the property does not by itself end the agreement. Give the required notice in writing or obtain the necessary agreement for your circumstances, and keep a copy. Use Tenancy Services ending-a-tenancy guidance and ask the team to confirm the arrangements for your tenancy.

Work through the practical checklist

  • Agree the final inspection and how all keys, remotes and access devices will be returned.
  • Remove your belongings and rubbish, including items in garages, sheds and outdoor areas.
  • Leave the property reasonably clean and tidy and check your agreement for relevant responsibilities.
  • Tell your property manager about any damage or unresolved repair issues.
  • Check supplied chattels against the starting record and leave appliance instructions that belong with the home.
  • Arrange your utilities, mail redirection and a forwarding contact address.
  • Take dated photographs of the condition when you leave.

Use the starting condition report

Compare the home with the original inspection record and photographs. Raise any uncertainty before the final inspection where possible. Fair wear and tear, damage and cleaning are different questions; a change in condition does not automatically mean a tenant must pay for replacement.

Discuss the bond using the actual records

Ask your property manager how the refund arrangements will be handled. Check any proposed deduction and retain the relevant evidence and correspondence. General bonds and pet bonds have different refund rules in some circumstances. Read the current Tenancy Services bond-refund guidance. Do not assume a guaranteed refund amount or date before the checks and any agreement are complete.

If something is disputed

Explain the concern and the outcome you are seeking, and keep dated messages and photographs. If you cannot resolve it directly, use Tenancy Services dispute-resolution information for the available next steps.
