A good tenancy starts with clear expectations and an easy way to get help. Use the information below when you move in, while you are living in the property and when it is time to leave. You can also request our free Tenant Information Guide for maintenance advice, household hints, mould and ventilation tips and common tenancy questions.
View our current rentals, follow the viewing instructions for the property and read how to apply through TPS. Contact the office on 03 386 0311 if you need help with the process.
Use the maintenance form for routine repairs, giving the address, a description and safe-to-take photos. For urgent or after-hours maintenance, call Alysha Kinnaird on 021 778 020. Do not rely on an online request for urgent help.
Use kitchen and bathroom extractor fans, ventilate when practical, wipe condensation and dry washing outdoors where possible. Leave some space between furniture and walls so air can circulate. Report persistent mould, leaks, faulty heating or ventilation equipment promptly, with photos and details of where and when the problem occurs. Dampness may come from a building or drainage defect as well as everyday moisture, so it should not simply be assumed to be a tenant problem.
Read Tenancy Services guidance on mould and dampness. Do not remove or disconnect smoke alarms; report faults promptly. See the smoke-alarm responsibilities.
Before bringing a new pet home, check the consent requirements and contact your property manager. Our pets information explains the current process and links to official guidance. Discuss proposed changes to the property before starting work, and keep written records of any consent and conditions.
Tell your property manager in writing when you plan to leave and check the notice rules for your tenancy type. A fixed-term tenancy and a periodic tenancy can have different requirements, so do not assume a move-out date ends the agreement. Use Tenancy Services ending-a-tenancy guidance and ask the team to confirm the arrangements for your agreement.
Agree how the final inspection and key return will work. Compare the property with the starting condition record, photograph its condition, remove your belongings and rubbish, and leave it reasonably clean and tidy. Discuss any concerns and the bond refund process using the actual records. Keep a copy of all agreed arrangements.
Raise the issue with your property manager, explain the outcome you are seeking and keep dated messages and photos. If it cannot be resolved, Tenancy Services explains the dispute-resolution options.
Complete the form below and mention the Tenant Information Guide. Your request goes to Alysha, who will email you the latest copy and can answer questions about renting with New Era. This is a personal follow-up service, rather than an instant download.
