Some owners want help throughout the tenancy. Others want support finding a tenant and will manage the home themselves afterwards. New Era offers ongoing management and one-off leasing. The right starting point is a clear list of the work you want help with and the responsibilities you will keep.
Our property-management service brings together rental marketing and applications, rent collection, inspections and reports, maintenance coordination, owner payments and income and expenditure reporting. It gives owners an ongoing contact for the everyday management of their rental. Read our service overview and the management process for how the work fits together.
A one-off leasing arrangement focuses on finding and establishing a tenancy, followed by a handover to the owner. Before appointing us, confirm the exact scope in writing: advertising, photography, viewings, application checks, tenancy documents, bond arrangements, the starting condition report and key handover. Do not assume every task is included simply because the service is described as leasing.
If you will self-manage, plan how you will monitor rent, keep records, arrange lawful access and inspections, respond to repairs and communicate with tenants. Confirm who the tenant should contact from the handover date. Ongoing support after a one-off service should be separately agreed rather than assumed.
Check relevant insurance requirements and the responsibilities that apply to your circumstances. A particular service arrangement does not remove the need to understand your obligations as an owner.
