Fees and Inclusions

A management percentage is only one part of the cost of looking after a rental. A useful quote explains what work is included, when additional charges apply and how each amount is calculated. Ask for the management agreement and full written fee schedule so you can compare services on the same basis.

What to look for in a quote

  • Ongoing management: what the management fee covers and whether it is calculated on rent collected or another basis.
  • Finding a tenant: advertising, photography, viewings, applications and tenancy setup.
  • Inspections: initial, routine and final reports, and any separate inspection charges.
  • Repairs: the authority to arrange work, contractor invoices and any coordination charges.
  • Tenancy changes: what happens on renewal, a change of tenant or the end of management.
  • Reporting: statements, payment arrangements and end-of-year information.

These are comparison questions, not a statement that New Era charges separately for every item. Your written proposal should identify the inclusions and charges that apply to your property, including whether quoted amounts include GST.

Compare the whole service

Two quotes with different management percentages may include different work. Compare a realistic year of the same services and assumptions. Identify any one-off setup costs, recurring costs and event-based charges separately. Ask about the agreement’s notice provisions and any charges that may apply when it ends.

Keep management costs separate from ownership costs

Rates, insurance, repairs, vacancy and finance can all affect cash flow. Our rental yield calculator helps you explore the figures you enter; it is not a personalised fee quote or a forecast of return. Obtain advice suited to your circumstances for tax, lending and insurance decisions.
